Selling Your Home in the Fall

We are so thankful it is finally fall! There are so many great things about fall… pumpkin spice, football, sweaters, we could go on and on. Another really awesome thing about fall... it is a great time to sell your home. Check out the top reasons to sell our home this fall.

YOU WILL BE IN A NEW HOME BY THE HOLIDAYS

What is better than Thanksgiving and Christmas in a brand-new home? Selling during the fall means you will have a new home just in time for the holidays!

YOUR HOME WILL LIKELY SELL FAST

According to National Association of REALTORS, homes are selling on average in just 17 short days!

INVENTORY IS LOW

It is a buyer’s market for sure! This means there are limited homes for sale. This is great for sellers. You should consider selling now before inventory increases.

BUYERS ARE COMPETING FOR HOMES

According to the National Association of REALTORS, each home on the market is getting an average of 4.5 competitive offers. You are likely to get a respectable offer on your home.

POTENTIAL EQUITY

Because of low inventory, low interest rates, and competitive buyers, home prices are at a record high. You may be able to cash out on the equity in your home for more than ever before.

Benefits of a Home Inspection

We highly encourage all buyers to have a home inspection done on the home they are purchasing. Home inspections have many benefits! We have put together the top five reasons to purchase a home inspection. Check them out!

Protection from the unknown

There are many parts of a home that cannot be seen at a quick walkthrough. A home inspector will take time to check things like the attic and crawl space. These issues can be very costly and a home inspection will detect them.

Save money

Yes, a home inspection costs you money up-front, but it could potentially save you thousands of dollars in the future. Those unseen problems can add up quickly.

Safety

A home inspection will check the structural, electrical, and other essential elements of the home. This allows for you to be sure the home is safe.

Peace of mind

A home inspection allows for a buyer to have a peace of mind by informing them of the condition of the home. Nothing is more valuable than peace of mind!

Negotiation leverage

After the home inspector does the inspection, they will provide you with an inspection report. This is what you can take to the seller to negotiate repairs.

A home inspection decreases the chances of having any major surprises when you move into your new home. Have additional questions about home inspections? We would be happy to answer them! Contact us today!

Growing Your Real Estate Business

Now is the perfect time to grow your real estate business. There are many things you can do to make this happen. Here are some of our tips and tricks to grow your business.

NETWORK, NETWORK, NETWORK

Networking is key in the real estate industry. Don’t just attend networking events in your area but go in with a goal and a plan. Focus on connecting with people and businesses that you can help. Make it your goal to meet three new people at each networking event you attend; this can be great for your business.

COMMUNICATE WITH YOUR LEADS

Hopefully, you already have a CRM system in place where you are tracking all your leads (if not, we suggest getting one!). Send your leads emails regularly and make sure they have a goal/objective in mind. Make sure all your emails have a call to action.

HIRE AN ASSISTANT

As your business grows, you won’t be able to handle everything yourself. It doesn’t have to be a full-time assistant right out of the gate, maybe a virtual, part-time, or contract assistant is where you need to start (which is totally okay and even normal!). Hiring an assistant allows you to have more time to network, work with clients, and maintain your sanity!

ASK FOR REFERRALS

It never hurts to ask! The easiest and fastest way to grow your business is through referrals. In fact, according to OutboundEngine, 75% of an agent’s business comes from word of mouth! There are many things you can do to increase your referrals. Such things are, offering referral gifts, marketing for referrals, and asking people you know. Try different things to see what works best for you and your business.

UTILIZE SOCIAL MEDIA

Almost every single person is using social media in some way. Do not be scared to take advantage of that! Pick one platform and become an expert on it. Do live videos, run ads, boost posts, showcase your sales, and post interactive content.

These are just a few tips to help you grow your business. Interested in learning more about how our firm can help you grow your business? Reach out to us today to schedule a private meeting with our BIC, Adam Kiefer!

Importance of Changing Air Filters

We cannot stress the importance of changing your air filters on a regular basis. Our recommendation is to change them every 60 days. Changing air filters is something that commonly slips homeowners' and tenants' minds, but it is an essential part of the upkeep of a home.

Here are four main reasons it is important to change your air filters.

1. Increase the life of your HVAC

The number one reason HVAC units break down is due to dirty filters. Living in a home with a broken HVAC is no fun, so do your part to protect the unit by changing your air filters. This too will increase the life of your unit.

2. Lower energy costs

Dirty filters force your system to work harder to heat and cool your home which causes more energy to be used. The more energy used the more expensive your electric bill will be. People who routinely change their air filters save 5-15% on their utility expenses, so change those air filters.

3. Air Quality

Air quality decreases when a home has dirty air filters and allergies and asthma symptoms usually increase. Protect your health by replacing your air filters!

4. Temperature Control

Changing your air filters frequently allow for your HVAC unit to work more efficiently which leads to your unit controlling the internal temperature of your home more effectively. Do you want your home to stay at the same temperature? Change those air filters.

These are just a few of the benefits of changing your air filters regularly. Now set those reminders on your phone/calendar/tablet to ensure you are protecting yourself and your home.
